What’s inside
Eleven modules and seven roles. One system, so the register the money is billed against is the same register the gate reads a flat number from.
Register
Owners, co-owners, tenants, flats, parking and who actually lives there.
A value the system could not read is kept as written and flagged, never guessed. Where two records disagree it raises a question rather than picking a winner.

Money
Maintenance billing, collections, arrears, expenses, budget against actual, and a ledger per flat.
Receipt numbers are gapless — the receipt is the only proof a resident holds, so the numbering is load-bearing rather than tidy.

Requests
Twenty categories, routed to whoever handles them, with a clock and closure evidence.
A request parked on a vendor stops its clock, so the report a committee reads is not scarlet with things nobody was late on.

Gate
Packages, visitors and messages between residents and the desk.
Works with no signal. A guard logging a parcel in a basement is the case it is built for, and the entry reaches the system when the phone finds a network again.

Committee
Seats, nominations, elections, tenure and the offices that sign.
Nomination, election and appointment are three different things, and a result recorded without a vote count is a claim rather than a result.

Staff
The establishment, who is engaged how, attendance, certificates and cost.
Two coverage questions, never one: is this week staffed, and could this establishment ever staff it. A green week in a building with no night cover is the answer to the wrong question.

Contracts
AMCs, assets, renewals and the compliance calendar.
An alert counts down to the notice deadline, not the expiry — sixty days' notice on a contract ending 31 March means the decision is due by 30 January.

Handover
The developer's outstanding defects, with evidence and a schedule that exports as a formal document.
A defect cannot be recorded without a target date. Undated is how a builder's list becomes a list of things nobody is accountable for.

Records
The statutory documents an association is owed and often does not have.
What exists, what is missing, who was asked for it and when.

Notices
Targeted communication with proof of service.
Addressing a notice and reaching one are two numbers. The proof lists every flat exactly once, including the flats nothing could be attempted for — which are the rows that decide anything when a resolution is challenged.

Member drive
A campaign that completes the register: one link per flat, sent to the people who live there.
The link authorises exactly one flat and carries nobody's personal details, so a message forwarded to the wrong group discloses nothing.
